Some Stats for Sole Home Buyers – Mortgage Draw downs 

  • Sole First Time Buyers (FTB’s) account for 31% of FTB mortgage funding to June 2025
  • One in 5 (22%) of new build home completions were for sole applicant FTB’s
  • In the 12 months to June sole first time buyers accounted for 64.2% of mortgages on apartments
  • Sole borrowers accounted for more than one third (36.4%) of FTB mortgages on existing (second hand) properties.
  • The median FTB mortgage value for a sole borrowers was €248,000 in June 2025
  • The median sole borrower income is almost €68,000 at June 2025

Schemes that help our sole first time buyers maximise their home buying power:

  • Help to Buy Scheme – is a rebate of tax paid over the last four years in Ireland. It can provide up to 10% of the purchase price of a new build home, capped at €30,000. This can be used towards deposit – new build homes only. Read More about this scheme – Help to Buy Scheme
  • First Home Scheme – bridges the gap between mortgage eligibility + deposit and the purchase price of a new build home. The scheme provides an equity stake of up to 30% of the purchase price or 20% if using the help to buy.

An example of how both work together –

Income €55,000 + 10% savings

Mortgage €220,000 + €30,000 help to buy + €10,000 savings + 20% from first home scheme €50,000 = Purchase Price €310,000.

To be eligible for the help to buy loan to value needs to be 70% as a minimum hence purchase price needs to be min Price €310,000.

New Build homes in urban locations are price high so this may still stretch budget for a new build house in an urban area. In the 12 months to June sole first time buyers accounted for 64.2% of mortgages on apartments. In Dublin, almost half (47%) of sole borrower FTB mortgages were on apartments.
